The stop moulding runs down both jambs and across the header, carrying a flap that touches the outside face of the door. A threshold seal is a separate rubber ramp bonded to the slab, forming the lower half of a seal against the door's own bottom strip. Between sections, on an insulated door, there are section joint seals that are part of the panel, not a field-replaceable part. Diagnose from daylight: light along the floor is the bottom seal or an uneven slab, light down a side is stop moulding, and light between sections on a door that is otherwise sound often means the door itself is finished. Rain totals here run fifty to fifty-five inches across roughly a hundred and twenty days a year, and a garage takes that water at the one edge that is closest to grade. On the slab-on-grade houses that make up much of the Westside Subdivision and the newer streets, the finished floor sits close to the driveway, so surface water arrives at the door line rather than below it. A hardened bottom seal that no longer conforms to the slab lets a thin sheet under the door with every storm, and that water sits at the bottom bracket, the roller stem and the bottom section's lower edge. Every corroded bottom fixture a technician cuts out started as a seal that was three years past replacement.
There is a second reason to care about a half-inch gap at the slab. The eastern subterranean termite, Reticulitermes flavipes, is the most common house-infesting termite in the United States, and university extension guidance describes swarmers appearing most often in spring and colonies using shelter tubes to travel from soil into a structure. A garage with a persistent gap at the slab, damp sills and stored cardboard is a convenient route inward. Sealing the opening properly is not termite control, and extension entomologists are direct that termite control is not a do-it-yourself project and that annual inspection is the right practice. What a door technician can do is remove the standing moisture and the easy access, and say plainly when the wood at the jamb needs somebody else's expertise.
Bottom seals are not interchangeable. The retainer along the door's bottom edge takes a specific profile: a single or double T-end, a bead, or a slotted U-channel, and the strip has to match both the retainer and the door width. Guessing produces a seal that pulls out of one end within a season. The retainer itself is often the real fault on an older door, corroded thin or crushed where a vehicle caught it, and replacing the retainer with the seal is the repair that lasts. On a wood door, the fasteners holding that retainer pass into the bottom rail, which is the wettest wood on the building, and the industry's wood door guidance specifically asks for inspection of the wood at every hardware attachment point.
A threshold seal bonded to the slab is the right answer to a floor that has settled at one corner or a driveway pitching slightly toward the garage, and it also keeps blown leaves and pollen out. It is not a solution to a garage that takes flowing water in a heavy storm, because a ramp bonded across the opening will also hold water inside once it is past. Where runoff volume is the real problem the fix is outside the door: regrading, a drain, or extending downspouts away from the apron.
Seal work is short and mostly not disruptive. The door is opened, the old strip and retainer come off, the bottom edge is cleaned and inspected, the new retainer is fastened, and the strip is fed in with a lubricant so it does not tear. Stop moulding is replaced in full lengths and nailed to the jamb, not to a previous layer of moulding. Then the door is closed onto a strip of paper at several points to check contact across the width. If the seal has been failing long enough that the bottom brackets or hinges have corroded, that becomes hinge and bracket work, and if the reason for the visit is heat or cold in the garage rather than water, the seals are only the first half of the answer, with the rest under door insulation.
